Council Approvals & Compliance

At Lecan Spaces, we value transparency and compliance. Most of our products, including our 10FT units and custom 20FT Mobile Work Hubs, are classified as Class 5 Buildings (under 24 square metres) by the majority of councils.
Because our units are portable and not permanently fixed to the land (unlike shipping containers), council approval is typically not required.
Under current rules and regulations, councils generally cannot request the removal of portable structures of this size.

However, please note:
• We do not sell units subject to council approval, as we aim to provide products that comply fully with the law.
• For your peace of mind, you are welcome to seek independent advice from a certifier, town planner, or architect regarding your specific site.
• Our larger designs, including the Pod, Home, and Villa, will generally require council approval due to their larger footprint.

Real Customer Experiences

In over 8 years, we have encountered only three minor council incidents, all of which were easily resolved:

1. A customer placed two units on their property, exceeding the 24m² limit.
Solution: Council requested the removal of one unit and the customer kept the other.

2. A customer placed their unit directly against the boundary fence, leading to a neighbour complaint.
Solution: Council asked for the unit to be moved 900mm away from the fence.

3. A customer installed a double-sized bed inside the unit, which led to a neighbour complaint about residential use.
Solution: Council advised removing the bed. The customer replaced it with a sofa bed for entertainment use and council approval was granted.
